Keetwonen by TempoHousing: The World’s Largest Shipping Container Student Housing Complex
Share
In the early 2000s, Amsterdam faced a pressing challenge: a severe shortage of student housing. Rents were skyrocketing, and students found themselves on long waiting lists with few affordable options. Enter TempoHousing, a company that dared to think outside the box—literally. Their solution? Keetwonen, a revolutionary student housing complex constructed entirely from repurposed shipping containers.
Keetwonen: From Concept to Groundbreaking Student Housing
Launched in 2005, Keetwonen quickly became the world's largest shipping container-based student housing complex. Using 1,034 shipping containers, the project transformed a once-vacant lot in Amsterdam into a vibrant student community. Each unit offered approximately 28 square meters of private space, complete with a bathroom, kitchen, study area, and even a balcony—a level of comfort and privacy that was unprecedented in student accommodations at the time.
To meet the high demand, TempoHousing established a dedicated production line in China, capable of producing up to 40 units per week. These units were then shipped to Amsterdam and assembled on-site, allowing for rapid construction. The first 60 were commissioned in September 2005, and by May 2006, the entire project was completed.
More Than Just Housing: A Community Built for Students
Keetwonen was designed with the student lifestyle in mind. Beyond individual living spaces, the campus featured communal areas, including a café, laundry facilities, and even a supermarket. The layout of the containers created enclosed courtyards, providing safe spaces for bicycle parking and social gatherings. This thoughtful design fostered a sense of community while respecting individual privacy.
Despite initial skepticism about living in shipping containers, students quickly embraced Keetwonen. The units were well-insulated, quiet, and offered ample natural light through large windows. Many residents reported that once inside, they forgot they were in a shipping container.
Sustainability and Affordability: A Model for the Future
Keetwonen wasn't just innovative—it was also sustainable. By repurposing shipping containers, the project minimized construction waste and maximized energy efficiency. The units featured high-performance insulation, double-glazed windows, and efficient heating systems, keeping energy costs low. In 2015, students paid around €400 per month, which included internet, heating, and furniture—a game-changer in Amsterdam's housing market.
Originally intended as a temporary solution with a five-year lifespan, Keetwonen's success led to its continued use well beyond the initial timeframe. Although dismantled in 2020, all 1,000 container homes were relocated to other cities in the Netherlands, continuing to provide affordable housing options.
TempoHousing's Global Impact: Beyond Keetwonen
Building on the success of Keetwonen, TempoHousing has expanded its modular housing solutions worldwide. In Diemen, a town bordering Amsterdam, they constructed 250 student homes arranged around a central garden. Each unit included a private bathroom, kitchen, and balcony, offering students a comfortable living environment.
In Sion, Switzerland, TempoHousing developed prefab modular student housing using steel structures and cellular concrete floors. The project, completed in December 2017, featured communal services such as a café, gym, and laundry facilities, enhancing the student living experience.
TempoHousing's innovative approach extends beyond student housing. For the SMUKFEST rock festival in Denmark, they designed the Festivilla—a luxury mini hotel unit built from shipping containers. Each room, measuring approximately 2.4 x 2.4 meters, included a bathroom, king-size bed, minibar, and air-conditioning, providing festival-goers with comfortable accommodations.
In Panama City, TempoHousing delivered a pop-up school building in record time. Signed in mid-May 2017, the contract required the building to be ready for the new school year in August. Using prefabricated modules, TempoHousing completed the project before the end of July, demonstrating the efficiency of modular construction.
A Blueprint for Sustainable Urban Living
Keetwonen stands as a testament to the potential of modular construction in addressing urban housing challenges. By reimagining shipping containers as comfortable, affordable living spaces, TempoHousing not only provided a solution to Amsterdam's student housing crisis but also set a precedent for sustainable, rapid-deployment housing worldwide.
As cities continue to grapple with housing shortages, the success of Keetwonen and TempoHousing's subsequent projects offer a compelling case for embracing innovative, modular solutions. With a focus on sustainability, affordability, and community, TempoHousing is redefining the future of urban living—one container at a time.
